Buyer competition in the GTA has reached new lows this Mid-Q3, with just 2% of qualifying neighbourhoods experiencing overbidding, down from 3% earlier in the quarter. Out of 267 neighbourhoods, a striking 97% saw homes sell below asking, and only 1% at asking price—clear evidence that bidding wars have become rare across our market. The gap between condos and single-family homes is shrinking, too: 95% of single-family neighbourhoods were underbid, compared to 98% for condos. With 79% of 4,200 GTA homes selling below asking in Mid-Q3 (slightly up from 78% in Early-Q3), it’s no surprise one economist called this one of the quietest periods in GTA real estate.
After helping hundreds of families navigate every type of market, I know that quieter times present unique opportunities for buyers and sellers alike.
