Toronto home prices have dipped just below the $1M mark, with the latest average coming in around $993,000—a roughly 3% decrease compared to last year. For families hoping to improve affordability, this is a welcome shift. However, new listings are down about 14% to 12,100, which means there are fewer choices for buyers navigating the market. Over 5,000 homes changed hands in this period, representing a modest 2% drop in sales, and with inventory tightening, competition among buyers may intensify and help support values moving forward.
As someone who has watched the GTA market evolve over many years, I know how quickly conditions can shift. Stable mortgage rates and solid economic news are giving some buyers extra breathing room, yet uncertainty over future borrowing costs and economic factors can hold others back from making a move. If inventory remains tight and prices start to climb, we might see buyers act more decisively, and sellers could be encouraged to list, creating a more dynamic market for all involved.
Having helped so many families secure the right home and achieve their property goals—often in less time and with greater value—I always keep a close eye on these trends so my clients are prepared to make the best possible decisions. Navigating these changing conditions requires experience, strategy, and a commitment to your interests above all else.
