By mid-Q3 2026, the average home in the GTA was selling for $993,000, down about 3% from last year—proof that buyers are gaining the upper hand. Condo apartments averaged $618,000, also below last year’s mark. The smallest units, micro-condos under 500 sq-ft, have seen the steepest depreciation, and have become particularly challenging to sell given most buyers now have access to larger, more appealing options.

In early Q3, nearly every GTA neighbourhood with five or more condo sales saw units selling below list price—about 98% of them. That means buyers are enjoying more negotiating power than we’ve seen in years. Even single-family homes, usually a hotter market, saw underbidding in 92% of GTA neighbourhoods. For condos, the shift is even more pronounced as investor demand has pulled back, leaving more units on the market and giving end-users more choices.

Having navigated all kinds of market shifts for over 13 years across the GTA, I know how critical it is to have a proven strategy—whether you’re selling a micro-condo or looking to upgrade to more space. My approach is always about maximizing value and minimizing stress for my clients. The current climate demands both negotiating expertise and a clear plan to deliver the best results for buyers and sellers alike.

The GTA real estate landscape continues to evolve, especially for condo owners and buyers.
