As we mark a full 10 quarters where housing affordability has remained a top challenge across Canada, the landscape continues to shift for buyers and sellers alike. Economists are signaling that mortgage rate relief will no longer be the lever for improving affordability—instead, all eyes are now on home prices and income growth as the keys to moving forward. Over the next year, with mortgage rates expected to hold steady or possibly rise, it’s clear that any progress will hinge on price moderation. Slower population growth may help cool housing demand and put some brakes on price increases, while a strengthening labour market offers hope for household incomes. What I see every day in the GTA is that every market—whether it’s Toronto, Vancouver, Calgary, or Edmonton—moves to its own rhythm. For my clients, this means tailored strategies and a commitment to delivering value, no matter the market’s mood. Even as the labour market improves, true affordability will depend on sustained moderation in home prices. My approach has always been to create solutions for families navigating these shifts, ensuring they’re positioned to make the best possible decisions in any cycle.
