Toronto Affordability Improves as Condo Prices Fall

As someone who’s helped families and individuals navigate Toronto’s ever-changing real estate landscape for over 13 years, I’ve seen firsthand how affordability shifts can open new doors—or sometimes, close them just as quickly. Recently, we’ve seen Toronto lead the way in improved affordability, thanks largely to falling condo prices. In fact, today’s condo values are almost back to where they were in late 2019, undoing much of the damage from the pandemic market surge.

But let’s not forget: even with this condo-driven relief, Toronto remains one of Canada’s most challenging markets. For those considering single-detached homes, ownership costs are still consuming more than 80% of a typical household’s pre-tax income. That means, as always, smart budgeting and the right product choice are more important than ever.

From my experience matching families with their ideal homes—using proven strategies that put more money in your pocket, in less time—it’s clear that true affordability in Toronto may depend more on income growth than waiting for cheaper mortgages or home price drops. If prices and borrowing costs hold steady, buyers should expect only modest improvements to affordability going forward.

Every market presents its own set of challenges and opportunities, and my commitment is to help my clients find the best path forward, no matter the conditions. If you have questions about your next move in this market, know that my proven home selling system and deep knowledge of the GTA are always here to support your decisions.
